Vesta Nest

Region Property Ltd t/a Vesta Nest - Guest Terms & House Rules

Region Property Limited, trading as Vesta Nest, hereinafter referred to as "Vesta Nest".

By confirming a reservation with Vesta Nest, the Lead Guest agrees to these Guest Terms & House Rules on behalf of all guests included within the booking.

1. Eligibility and Responsibility

The Lead Guest must be at least 18 years of age and is responsible for ensuring that all members of their party comply with these terms throughout the stay.

The Lead Guest accepts responsibility for any loss, damage, additional cleaning costs, breaches of these rules, or other charges incurred by any member of the booking party or visitors.

2. Identity Verification

Vesta Nest reserves the right to request government-issued photographic identification from the Lead Guest and, where reasonably required, from other members of the booking party.

Failure to provide satisfactory identification prior to arrival may result in cancellation of the reservation or refusal of entry.

Bookings may only be used by the verified guest(s) named on the reservation and may not be transferred to another person without prior written approval.

3. Security Deposit

To protect against damage, loss, excessive cleaning, breaches of these terms, or other costs arising from a guest’s stay, Vesta Nest will place a pre-authorisation hold of £500 on the payment card provided.

The pre-authorisation is typically applied one (1) day prior to arrival and released approximately seven (7) days after departure, subject to inspection of the property.

The security deposit does not limit the guest’s liability. Where losses, damage, cleaning costs, missing items, or other charges exceed the security deposit amount, Vesta Nest reserves the right to recover the full amount incurred.

Guests authorise Vesta Nest to deduct reasonable and properly evidenced charges from the security deposit where applicable.

4. Occupancy and Visitors

Only guests included on the reservation are permitted to stay at the property.

The maximum occupancy stated on the booking confirmation must not be exceeded at any time.

Visitors are permitted only with prior approval from Vesta Nest and must leave the property by 9:00pm unless otherwise agreed in writing.

Unauthorised guests, gatherings, parties, or events are strictly prohibited.

5. Respect for Neighbours

Guests must respect neighbours and other residents at all times.

Quiet hours apply between 9:00pm and 8:00am.

Excessive noise, loud music, shouting, disruptive behaviour, anti-social conduct, or any activity likely to disturb neighbours is prohibited.

6. Parties and Events

Parties, celebrations, gatherings, functions, commercial events, and similar activities are not permitted.

The property may only be used for residential accommodation purposes.

Any unauthorised party or event will result in immediate termination of the stay without refund and may incur additional charges.

7. Smoking, Vaping and Illegal Substances

Smoking, vaping, e-cigarettes, cannabis, illegal drugs, and similar substances are strictly prohibited anywhere inside the property or within any communal areas of the building.

Evidence of smoking or vaping inside the property may result in specialist cleaning, deodorising, remediation, damage charges, and termination of the stay.

8. Commercial Use

Commercial photography, filming, content creation for commercial gain, business events, or professional productions are not permitted without prior written consent from Vesta Nest.

9. Care of the Property

Guests agree to treat the property, furnishings, appliances, fixtures, and equipment with reasonable care.

Coasters and placemats provided must be used on dining tables, coffee tables, and other furniture surfaces to prevent damage.

Furniture must not be moved between rooms without prior permission.

Guests must promptly report any damage, breakages, defects, maintenance issues, or safety concerns.

10. Cleanliness

The property must be left in a reasonably clean and tidy condition.

Guests are not expected to undertake deep cleaning; however, excessive mess, heavily soiled furnishings, stained carpets, pet-related damage, mouldy dishes, excessive rubbish, bodily fluids, strong odours, or similar conditions requiring specialist or additional cleaning may result in additional charges.

All rubbish should be placed in the designated waste and recycling facilities where available.

11. Damage, Missing Items and Additional Charges

Guests are responsible for any damage, loss, theft, breakages, missing items, excessive cleaning requirements, locksmith charges, lost keys, unauthorised late departures, or other costs arising from their stay beyond normal wear and tear.

Vesta Nest reserves the right to recover the reasonable cost of repair, replacement, cleaning, remediation, administration, contractor attendance, loss of revenue, and associated losses resulting from such incidents.

Photographic evidence, inventories, inspection reports, quotations, invoices, receipts, contractor reports, and witness statements may be relied upon when assessing charges.

12. Pets

Pets are only permitted where specifically approved as part of the reservation.

A maximum of two pets may be permitted unless otherwise agreed in writing.

All pets must be house trained and adequately supervised at all times.

Pets must be kept on a lead when within communal areas, building grounds, or outside the property.

Guests are responsible for cleaning up after their pets and for any damage, odours, staining, flea treatment, or additional cleaning arising from their presence.

13. Check-In and Check-Out

Guests must adhere to the check-in and check-out times stated within their booking confirmation.

Early check-in and late check-out are only permitted where agreed in advance.

Failure to vacate by the agreed check-out time may result in additional charges where it impacts cleaning schedules, maintenance works, contractors, or incoming reservations.

Keys, access devices, parking permits, and similar items must be returned in accordance with the check-out instructions provided.

14. Safety and Security

Guests must ensure all doors and windows are secured when leaving the property.

Guests must not tamper with smoke alarms, carbon monoxide detectors, internet equipment, utility meters, CCTV systems, security equipment, or safety devices.

Any illegal activity will be reported to the relevant authorities.

15. CCTV and Monitoring

Where installed, CCTV may operate in external areas including entrances, driveways, parking areas, building access points, or communal areas for security, crime prevention, guest safety, and property protection purposes.

No CCTV devices are installed within private internal living spaces, bedrooms, bathrooms, or any area where guests would reasonably expect privacy.

Tampering with, obstructing, disabling, or removing security equipment is prohibited.

16. Right to Refuse or Terminate a Stay

Vesta Nest reserves the right to refuse entry, cancel a booking, or terminate a stay without refund where guests:

  • Breach these Guest Terms & House Rules;
  • Cause nuisance, disturbance, or safety concerns;
  • Exceed the permitted occupancy;
  • Hold parties or unauthorised gatherings;
  • Engage in illegal activity;
  • Cause damage to the property;
  • Provide false booking information; or
  • Place neighbours, staff, contractors, or the property at risk.

Guests required to leave under this clause shall remain liable for all resulting costs and losses.

17. Liability

Guests are responsible for their own personal belongings during their stay.

Vesta Nest accepts no liability for loss, theft, damage, injury, accident, delay, interruption of services, or inconvenience arising from the use of the property except where liability cannot legally be excluded under applicable law.
